Set behind private woodland on extensive grounds on the outskirts of Poulton-le-Fylde, Granvin is a new-build house of around 15,000 sq ft, conceived as a contemporary interpretation of a Georgian mansion. Zub Architecture led the bespoke house design from initial feasibility study through detailed technical design to completion on site in April 2026.
The site was already home to a fairly large Georgian-style house, around fifteen years old. When the owners bought the property, we were first appointed to remodel and extend it. As the design developed and the brief grew, it became clear that working with the existing structure no longer made sense, so the decision was taken to demolish and start again.
Designing a replacement dwelling gave us the freedom to enlarge the central core for a more dramatic staircase and to raise ceiling heights to three metres – proportions far better suited to a house of this character and scale.
A strong sense of arrival and flow was central to the brief. A tree-lined drive leads to a symmetrical front elevation and, inside, a three-storey entrance hall rises around a stone-clad curved staircase, with a galleried landing above.
The owners love to entertain, and the ground floor is planned around that. From the hall you step into a double-height great room with a vaulted ceiling, tall glazing and a double-sided log burner facing both the room and the patio. Kitchen and dining sit symmetrically to either side, and most living spaces open through large sliding glass doors onto landscaped gardens, terraces and ponds.
Alongside the open-plan spaces are more intimate rooms: a concealed bar and wine cellar, a games room running the length of the garage, a home cinema, and an indoor swimming pool with spa and gym, glazed to the gardens. Outside, a covered dining area with a suspended log burner and a retractable roof extends the outdoor season.
The master suite occupies much of the first floor, with a large apex window and terraces to the front and rear. Six further suites are each given the same generosity, so no bedroom feels secondary. An eight-car garage completes the accommodation.
Our aim was never a house that asks to be seen, but one that belongs in its woodland setting.
